Our Add Value Services
Property Portfolio Consolidator
The Property Portfolio Consolidator Service is designed for registered social landlords (RSLs) who want to improve the accuracy of their data, helping them manage their properties more efficiently, effectively and economically in accordance with Tenant Services Authority (TSA) and Welsh Assembly Government regulations. The results of the service will also give confidence to potential investors and providers of financial services to RSLs.

The one-off exercise provides an upfront analysis of all registered titles where the RSL is the owner or chargee. It reveals totals of absolute freehold and leasehold titles, good leasehold titles and any possessory or qualified titles (which are always a huge concern to landlords) and updates all registers that currently show show 'land at' or 'plot number' descriptions to accord with the latest Post Office address file.

We provide all the registers on a CD accompanied by a spreadsheet outlining the title numbers, properties that fall within, tenure, proprietor details and charge details. Possessory and qualified titles are placed on a separate tab with the 'registered on' date, highlighting the opportunity to upgrade 'at risk' titles.

Any unregistered properties are identified and can then be registered under our voluntary scheme. We can also supply a pictorial represention of the stock by an illustrative plan or spatial polygons and are working on a monitoring service to ensure RSLs always have up-to-date information.
